There are quite a lot of regulating laws, and the National Land Planning and Utilization Act regulates the use of the land by dividing it into use areas, use districts, and use areas.

Therefore, when buying and selling land, you must first look at the land use plan confirmation office and purchase it after seeing the utilization of the land.

This is the main screen of the Land Connection site.

In the middle, there are land use planning and urban planning.

Check the land use plan, enter the address and number you want to know the land use plan under, and click Browse on the right.

 

Today I will check the land in Pyeongtaek City.

There is a land use plan.

At the top, the location, category, area ( m2 ), and individually announced land price (per m2) are displayed.

A land is a place where you can build a building.

Individual public land prices are announced for all land nationwide. This is the basis for calculating real estate taxes and development charges.

The individual publicly announced land price of the above land is 361.9 m2 * 1,402,000 won = 507,383,800 won

 

Whether or not to designate a regional district, etc., appears for regions, districts, etc. according to the National Land Planning and Utilization Act, and areas, districts, etc. according to other laws, etc.

Matters corresponding to each subparagraph of Article 9, Paragraph 4 of the Enforcement Decree of the Framework Act on Land Use Regulation are listed.

In the confirmation drawing, you can see the shape and location of the land, and the shape of the land in contact with the road.

Restrictions on activities within the region and district are continuously displayed.

The contents of the restriction on the above field are,

Type 1 general residential area, district unit planning area, livestock breeding restriction area, and land transaction permission area

You can see that it’s pretty heavily regulated.

If you click View by Year next to the individual public land price (per m2) in the land use plan, you can view the individual public land price (per m2) by year.

You can see the amount rising every year

If you click the scale located on the right side of the confirmation drawing in the Land Use Planning Check Center, you can change the scale and see it.

If you change the scale to 1/600, you can see the drawing larger.

The scale is the ratio of the actual distance on the Earth’s surface to the reduced size on the map.

You can see that the land shape is almost square, and the road is a corner land with roads connecting to the right and bottom.

In the description of the action restrictions, there are whether the action is possible, building coverage ratio, floor area ratio, number of floors, height restrictions, building lines, and road conditions.

First, the possibility of action is indicated.

Facilities according to the attached table of the Building Act are divided into distribution classification and facilities. See availability, indicate buildings that can be built in the area/district and type 1 general residential area in accordance with the “National Land Planning and Utilization Act” designated in the relevant lot became

Among detached houses, detached houses, multi-family houses, multi-household houses, and official residences are indicated as 0,

Among apartment houses, row houses, multi-household houses, and dormitories, excluding apartments, can be built.

Class 1 neighborhood living facilities include retail stores that sell daily necessities, rest restaurants, bakeries, hairdressers, hairdressers, etc. marked with 0.

In addition to this, a considerable amount of possible actions are indicated at the bottom.

Building coverage ratio, floor area ratio

Coverage ratio refers to the ratio of the building area to the site area.

In the first type general residential area, the building coverage ratio (ordinance) is 60%, but if the land is 100m2, the maximum building area is only possible up to 60m2

Floor area ratio (ordinance) means the ratio of the total floor area of a building to the site area

You can see that the floor area ratio (ordinance) for Type 1 general residential area is 200%.

The right to sunlight is the right to guarantee that a certain amount of sunlight reaches adjacent buildings when a building is built.

Action restrictions according to road conditions

As you can see above, land must be developed in a planned way by regulating individual land for the public welfare of the state. You need to check it out through the circle, and visit the city, county, or district where the land belongs to find out the detailed regulations and purchase it.

Only then can you build for what you want and use the land.

​First, access the homepage of “Land Joint” and open the main screen as shown below.

​Then, place the cursor on “Land Use Planning” in the top menu and click the sub-category “View”.

As a sample, I entered a land parcel near our office.

​Since you can browse all lands in Korea, you just need to enter the lot number you want to know.

​Select 830 Seongseong-dong, Seobuk-gu, Cheonan-si, Chungcheongnam-do, and click Browse!

Within 5 seconds, the following screen will appear.

This is the result of reading the Land Use Planning Confirmation Board.

You can see the red border in the image below.

The location, category, and area of the land appear, and the individual official land price per square meter appears.

As of January 1, 2021, it is 960,900 won per m2.

The total publicly announced land price for the entire land area is KRW 960,900 × 604.9㎡ = KRW 581,248,410

You can also check the individually announced land price by year.

The average market price of the land is about 800 million won to 10 won, and if a building (multi-family house) is built, it is over 2 billion won.

In accordance with the National Territory Planning and Utilization Act (National Territory Act), you can check the contents of regions and districts, and drawings are also provided.

You can also check by changing the scale when viewing the drawing.
